Storage for a city that never stops turning over

Pattaya has more condo units per resident than almost anywhere in the country, and most of them change hands or change tenants regularly. That churn creates a very specific problem: furniture and belongings that need to be somewhere for a few weeks or a few months, and no sensible place to put them.

The usual answers are all bad. Pay for an empty second unit. Stack everything in a friend's spare room. Sell perfectly good furniture at a loss and buy it again later. Or rent a storage unit across town and spend a day hauling a sofa into a lift.

We do it the other way round. The box comes to your building, you or your agent fills it, and we take it away and keep it safe. When the next tenant is out, or the new place is ready, it comes back. No van, no lifting it twice, no paying rent on a room full of things nobody is using.

Yes, and plenty of owners do exactly that, especially if they are not in Thailand at the time. Tell us who will meet us and we will arrange it with them directly. Just keep the padlock key with whoever should have it.
Yes. Most Pattaya jobs are condo buildings, so our team is used to booking service lifts, loading bays and building management. Let us know the building name when you book and we will sort out access before we arrive.
7.02 m³, which is usually a whole furnished one-bedroom condo: bed, sofa, wardrobe contents, a fridge and a stack of boxes. Two-bedroom units sometimes need a second box. The size calculator gives you a quick estimate, or send photos on WhatsApp and we will tell you honestly.
฿1,900 a month for the box, or ฿1,475 a month if you book twelve. Delivery and collection is a flat ฿750, or ฿1,500 if you want our team to do the carrying. Pay the term upfront and you save another 5%. No deposit.
One month is our minimum, so a three-week gap is charged as a single month at ฿1,900. There is no penalty for ending it, and no notice period to worry about.
Yes. Plenty of our Pattaya customers store during a move and have the box delivered to the new condo rather than the old one. Just tell us the new address when you arrange the return.
The box is sealed with your own padlock and nobody opens it. Our warehouse is weatherproof, purpose-built and monitored by CCTV around the clock. For mattresses and upholstery we would still suggest a cover, available in the Box Shop.
No food or perishables, no gas bottles or flammables, nothing illegal, and nothing alive. If you are unsure about something, message us before you pack it.
No. Booking and payment are online by card, so you can arrange everything from overseas and have someone local meet us at the building.

Storage and the Pattaya rental cycle

Pattaya's property market runs on movement. Units are bought to rent out, tenants stay for a season or a year, owners use their place for part of the year and let it the rest. Every one of those transitions creates the same awkward gap, where a set of belongings needs somewhere to be that is neither the old place nor the new one.

The maths landlords tend to run

The instinct is to keep an empty unit or a spare room as storage. It is worth pricing that properly. A studio in most Pattaya buildings costs several times a storage box per month, and it is a unit you cannot rent out while it holds a sofa. Even a parking space in some buildings runs close to what a full box costs. Storing off-site and keeping the unit earning is usually the better trade.

Furnished, unfurnished, and the trap in between

Pattaya tenants are split. Plenty want a place fully furnished. Plenty arrive with their own things and want it bare. Owners who can offer both win more tenancies, and the only thing standing in the way is somewhere to put the furniture when it is not wanted. That is a storage question rather than a property question, and it is a lot cheaper to solve than most owners assume.

Changeovers cluster. End of month is busy for everyone: removals, cleaners and us. If you already know your handover date, book the box early. It costs nothing to book ahead and it means the delivery lands when you need it rather than three days after the new tenant does.
